Flat Fee MLS Listing...Expect A Sale!

Cover Letter Thank you for choosing Hotline Properties! We provide flat fee MLS directly for Connecticut and can refer you to a flat fee broker in most other states. Attached are the forms you need to fill out for your MLS Listing. It is good for a term of up to 6 months. Fax them to 1-309-406-5151. Email info@hotlineproperties.com with any questions about filling out the paperwork or for confirmation that they were received. (Please do not call the office number to see if your faxed forms were received.) After receipt of your paperwork and emailed photo, your listing will go in the MLS within a business day. Watch for an email with the link to your MLS listing. Any corrections should be sent to info@hotlineproperties.com lt will take several days to appear in Realtor.com and other sites. (If you wish to drop the paperwork off, email Sharon for instructions.) 1. Please make sure to fill in all required fields and initial and sign each page. Fax us copies of all pages of the Listing agreement, Data Input form, MLS Express Plan, and Optional Services, even if you don't order anything from the MLS Express Plans or Optional Services. Fill in your credit card info at the bottom of Optional Services for anything you are ordering. Keep the lead disclosure, lead booklet, and seller disclosure to put out on your table during showings. 2. Email 1 jpeg photo of the property for the MLS to info@hotlineproperties.com. 3. Lead Disclosure - Only fill out the lead disclosure if your property is older than 1978. The seller and lead disclosures should be copied and left out for agents and buyers. The lead booklet (for homes older than 1978) is given to the actual buyer of the property. It is often provided by the buyer agent, but it is your responsibility to make sure they received it. 4. The Premium Plan will expose your listing to millions more potential buyers. It will be placed in the Gold Package Internet Sites and Realtor.com as a Showcased Listing, drawing more clicks than the standard listing. Just fill out the Gold Package Order Form link on the bottom of the front page at our site (www.hotlineproperties.com) to add your custom description and 6 photos. 5. Sign ' We suggest you order the professional post sign for 2 reasons. It will not blow away as the stick signs may, and buyer agents feel more comfortable seeing a professional realty sign. They know their commission is assured. You may have a plain For Sale By Owner sign, but not a sign from one of the internet based companies that offer Flat Fee MLS. (The local broker's info is not on it as required in Connecticut.) 6. Lockbox - We suggest you order a combination lockbox to allow easy access for busy realtors. They call you for the combination, which can be changed as often as you want. 7. Help in filling out the paperwork (not all forms ask for the following information): - The type of listing is an Exclusive Agency (EA). - Get the Property Identification Number, also called the Parcel Identification Number, from Town Hall, along with Mill Rate, Assessment, Volume and Page, Taxes. (New construction - put 0's for the assessment, taxes, and volume and page). - Leave Compensation Code (CC) Empty. Fill in the Co-Broke field with the Buyer Agent Commission you are offering (for example, 2.5 or 3%). - For Internet, Put Y(Yes). - Put Y or N depending on whether you are having a sign in the yard. - Number of rooms refers to living areas- living room, family room, dining room, bedrooms, office, kitchen etc. Bathrooms, laundry room, utility room, foyer, workshop etc. are not included in the room count. Enclosed porches and sunrooms only count as rooms if they are heated, and may then be added to the square footage. The square footage of a finished basement is not added, but may be mentioned in the remarks. - Number of baths - Here is an example - 2 full baths and 1 half bath is designated as 2.1, not 2.5 (which would mean 2 full and 5 half baths!). - Possession refers to when the buyers can take possession or close (negotiable, 30-60 days etc.). It does not mean who owns it now. - Photo Code Field ' Choose agent supplied, or no photo (you will supply us the photo). - Do not fill out Internet Remarks or Agent Remarks. -Write a description of your house in the Remarks or Comments section. Any changes to price or status should be filled out on the Status/Price Change Form we will email you, and faxed to Sharon Morris, MLS Coordinator. Good luck!
