The 2 most common contingencies in a purchase agreement are the mortgage contingency and the home inspection contingency. These mean that sale will occur as agreed if the mortgage is approved for the buyer under the terms in the contract, and that the home inspection is satisfactory or that any problems are handled using a written agreement between both parties.

Other contingencies frequently included are inspections for termites and other pests, radon, asbestos, integrity of the septic system, and well water. There can occasionally be more contingencies included. 

The dates that these are to be met by are stated in the contract (usually within 7-14 days), and we will give you names of mortgage brokers and home inspectors in your area if necessary.
